Yes! Vermont Timber Works partners with general contractors and professional builders all of the time. Occasionally we contract directly with project owners, but most of the time our contracts are written with contractors and builders. What is the typical lead time for a heavy timber frame?
12-14 Weeks from shop drawing approval is the normal time frame for delivery to the job site and installation will take a week or two from there depending on the size of the frame.
The time breaks down like this: once a quote is accepted and put under contract we produce preliminary shop drawings for review and material order approval within two weeks. Generally the owner and architect will approve the drawings in 2-4 weeks. If revisions, changes and re-review are required, that time can be longer. Once material order approval has been received, it takes 4-6 weeks for our timber suppliers to ship and deliver the material to our shop. During that time, we will produce stamped production drawings for final review by the owner’s construction team. After receiving final approval from the owner and architect, and we receive material in our shop, it takes 4-6 weeks for us to produce the frame and prepare it for shipment to the job site.
What is included in the shop drawings?
The production set of shop drawings will be stamped by an engineer licensed in the state where the project is located. The Timber Frame Shop Drawings will include a post or truss layout, a 3d image of the timber frame, floor framing plans, roof framing plans, elevations of each bent and an exploded view of each part, it’s individual production number and where it is located in the building. The shop drawings may also include details of significant joints and piece by piece drawings of each timber and beam.
What does your proposal and payment terms look like?
The proposal and payment terms are presented on single sheets of letter head and outline the cost of the frame, engineering and shipping. Options for installation by our crew or an on-site consultant are included.
The payment terms include a deposit (roughly 5% depending on the project) and line items for materials, fabrication, delivery and installation. Billing occurs on delivery of materials to our shop, fabrication, delivery and installation and/or percent completion of each line item.
Which Construction Contracts will VTW sign?
Vermont Timber Works is happy to sign either one of two clean (not marked up) subcontract agreements: The Standard AIA Subcontractor Agreement A401, or ConsensusDocs 700 Series. Other subcontract agreements are not accepted without a thorough review, markup and red lines. VTW’s Proposal and Payment Schedule must be attached as Exhibits. Mutual indemnification is required. Liquidated Damages are not accepted.
